
Opportunity: Our client acquired a 14.8 acre parcel of land on Bluff Point in Tiburon, California and sought to build an eco-conscious estate while maintaining majestic views of Marin County and the San Francisco Bay.
Solution: The estate will be divided into three structures: the main residence, a guest home, and a caretaker’s cottage. Booth Hansen carefully worked with the client and municipalities to ensure buildings on the estate would not intrude on the natural setting. The buildings utilize passive house design, reducing the need for energy. The minimal amount of energy required will be generated on site.
Value: This estate will set a new progressive standard for stewardship and environmental design in Marin County. As part of the early site development, shoreline erosion mitigation has been implemented, non-native trees have been removed and replaced with native coastal oaks, and a natural grassland prairie has been restored. 95% of the property will remain undeveloped and deed restrictions prohibit any future subdivision of the property, keeping the site ultra-low density. The estate will be carbon-neutral/‘Net Zero’ with 100% renewable energy coming from PV panels, solar thermal hot water system, geothermal and radiant heating/cooling. All three structures will be built to MCDA Green Building Residential Standard, Platinum Rating.
