Opportunity: To further the revitalization of a thriving, transit-oriented downtown in north suburban Chicago, the developer sought to build a multi-use residential high rise that remains sensitive to the existing pedestrian experience of the area.
Solution: Surrounded by several historic buildings, the base of the tower, which contains retail and parking, complements existing architecture through common materials, fenestration, and scale. In contrast, the tower’s presence is minimized through the use of setbacks and translucent materials.
Value: The Mixed-Use building will continue the development of this downtown area and invigorate existing retail. Located in the center of downtown, the height of the new building establishes it as the capstone to existing high-rise structures.
